MINUTES:
1. PB meeting April 28, 2010: Motion CO/RV to accept as submitted, passed.
2. PB work session May 13, 2010: Motion LW/GA to accept as submitted, passed.

COMMUNICATIONS:

HEARINGS, APPLICATIONS, GUESTS:
1. 7:30PM Landmark Land Sales: Lot Line Adjustment and Subdivision: DR opened hearing at 7:30PM; TR presented plans and described required changes including "Driveway" indication, dry/wet areas, intended change of use for one camp and CSPA contingency; Hearing closed 7:50PM; Motion SH/GA to accept both plans as submitted 5-26-10, passed; Motion SH/RV to approve both plans contingent on necessary DES permitting, passed.
2. Watts Up in the Air LLC presentation: DR cited several concerns including adequate setbacks, adequate existing power lines, adequate land clearing, adequate elevation and decommissioning plans; EL responded with understanding of setbacks for proposal, current communication with Nationalgrid concerning power lines, note of clearing already completed, elevation figures for location and note of existing Nationalgrid decommissioning guidelines; SH noted need for regional impact determination and described view range from site; Motion SH/CO that PB deems the preliminary proposal a permitted use that will have regional impact for purposes of notification, passed; Town permitting processes were discussed noting probable need for building permit which would generate Nonresidential Site Plan Review and that NRSPR required two weeks noticing time; Further discussion included possible need for engineering consultation for NRSPR.

COMMITTEE REPORTS:
1. Site:
a. Forest Road: O’Keefe driveway permit application: Motion JJ/SH to accept with attachment of sectional diagram and contingent on 10’ boundary setback, passed.
b. Beech Road: Alderman building permit application: Motion SH/JJ that PB looked favorably on the application in light of previous subdivision approval, passed.
c. Heino Road: Wind turbine proposal (See above)
d. River Road: Comeau temporary driveway reversibly closed.
2. Work Session: Include completion of Village Districts description update.
3. Tickler: Comeau (See above)

CONTINUING BUSINESS:
1. Allstone Quarry permit renewal: Request DES or DRED plan support for overburden/waste stone use and location.

OTHER:
1. Hinman: DH described need for boundary adjustment to previously approved subdivision; Plans forthcoming.
